Property tax, insurance, PMI & HOA
What is in a mortgage payment
The monthly payment has four common parts, often called PITI: principal, interest, property taxes and home insurance. Add PMI if your down payment is below 20% and HOA dues if you have them.
Example
A $400,000 home with 20% down ($80,000) leaves a $320,000 loan. At 6.5% for 30 years, principal and interest are $2,022.62 a month. Property tax of 1.1% a year adds $366.67 and $1,800 a year of insurance adds $150, for a total of $2,539.28. Over 30 years you pay $408,142 in interest.
Down payment and PMI
With less than 20% down, lenders usually require private mortgage insurance (PMI) on conventional loans. The calculator adds it only while the down payment is under 20%. Loan-to-value (LTV) shows the loan as a share of the price.
15 or 30 years
A shorter term has a higher payment but far less interest. Use the quick buttons to compare, and see the full amortization schedule below the result.
